My experience here has been nothing short of awful.
1. The construction noise above my place (2507) has been somewhere between unbearable and insanity. There was a flood on 26/27 and it came into my place. When I moved in I was told about that but then Greystar wanted to remodel the Penthouses without consulting any of us on the noise levels. The remodeled PHs will be wonderful for those people but those below you suffered for months. I am moving out early due to the construction noise and no concession was given to me. I was still forced to pay $6110 to break my lease.
2. My apartment was not cleaned when I moved in. The electric stove had not been cleaned, the fridge had not been cleaned, I had ramen and spaghetti noodles (dried) laying in my cupboards. I had some sort of sticky substance under and on all my counters. Dirt and dust in my living room and bathroom. It was disgusting. Now I'm having to pay $230 for cleaning so the next person after me can have a nice clean place. You're welcome!
3. People are constantly parking illegally in our garage and residents let them in. This creates a big issue if you have a larger car like I do. If you speak up about it, you will be ostracized as I was.
I lived here in 2017 and it was an amazing place to live. Now it's horrific and I do mean that. I definitely will be seeking legal advice on having to pay 2 months rent, pro-rated rent and a cleaning fee when I was forced to live under such conditions.

Pros.
1. Common areas kept clean and well
2. Bathroom and Walk-in closet are nice in the unit
3. Low deposit price.
Cons:
1. High Utility bills.
2. Rent is already high at Olivians, still renewal rates are closer to 10%. Renewal rate was close to 4k per month (rent + utilities + parking) for 1 bedroom apartment. Renewal letters are sent at 6 months prior to lease expire date. We requested to reevaluate the offer closer to lease ending date, they weren’t helpful.
3. They kept promising about remodel of sky lounge area. It was not completed for an entire year of our stay.
4. Elevators were broken for months when water pipes broke. Hope residents were not charged with electricity bill on equipment used for drying.
5. Concierge system is unavailable after evening.
6. Organic waste management could be better. They expect residents to get Organic garbage to Garage where there is dedicated space for organic waste.
I hope renewal rates are being looked at. Being slapped with high rent price when there are glaring flaws in building will leave a bitter taste. I miss people I met in Olivians.
Lived here for 5 years.
When I first moved in, it was great. The building amenities were well maintained, the concierge was great, and the sky lounge was always open. FYI, the apartment appliances were not replaced/upgraded in the five years though.
Over the past year or so, there was a decline in quality. The concierge hours were reduced (majority of the times I never saw a concierge person in the mornings), the sky lounge was closed because of a flood leak (this is after it had been closed for a year for upgrade), and elevators had a long wait time. The elevators were eventually fixed after about 3 or 4 months but initially the communication was not great. We didn't know when or if the situation would even be resolved. The building manager eventually started sending out weekly updates after a few weeks (probably because of resident complaints).
I would have been okay renewing my lease despite all of these issues, but what really sealed the deal was the complete lack of interest on the leasing office's part to renew my lease. They sent out a generic lease renewal email about 6 months before my lease expires, and then there was no follow up. Despite reduction in building amenities, there was no reduction in rent. When I asked if I could move to any other 1 bedroom units and if I could check out any, Emily (one of the leasing agents) replied with just stop by and shared 1 unit info. They never shared any info about its rent or any of its specs. Honestly, it felt as though I was not worth their time. As a paying customer, this is not the experience you'd expect especially if you have been staying with the property for 5 years.
Also, this building rarely hosts any events. The month I was moving out was when they actually started hosting 1-2 events. Don't know if they have improved since then. I do know they have brought back their concierge service now.This building was great in the past, but for the same rent there are much better options out there.
The one thing that was consistent all these years though were the maintenance folks. They were always outstanding and extremely efficient when I placed service requests. Would always resolve any issues within the day.
This building used to be good back in the earlier 2000’s, now management has just ruined it. It’s starting to become an older building and they are having to remodel, so if you’re looking for a project home with high rent this is it! It’s Greystar, so if you know, you know.
In response to the business reply from the manager, she must not remember me working there. Shows how personable this company is now. This building has tons of problems, from the outdated construction to the team, management (specifically upper) caring about themselves and what makes their job easiest. Not what’s best for the tenants. It’s definitely downgraded from what it used to be since the building opened through UDR. The current property manager started as a concierge during that time (and was passed up for her current position many times[reasons unknown]) its unfortunate that the building has exercised such poor judgment. Hopefully it’ll get better as it has a lot of potential and used to be the cream of the crop. Rant over. No tour needed thanks though!

Spacious apartments, great staff, frequent community events and a gym make it a great place to rent in Seattle downtown
I recently moved to Seattle from the East Coast, which has been a stressful process. However, the entire Olivian team went above and beyond to assist! I toured the building virtually and completed the lease online. The building is clean, in a great location, and with excellent amenities.
